Buying a Home with an ITIN in California

Yes, you can buy a home in California with an ITIN. ITIN loans remain available through Non-QM lenders, and you may qualify with solid credit and a larger down payment.

Can you buy a house in California with an ITIN number?

Yes. An ITIN is the number the IRS issues to people who file taxes but don't have a Social Security number. Some lenders accept it in place of an SSN for a home loan.

These are Non-QM loans, which means each lender sets its own rules. They are not FHA loans and they are not Fannie Mae loans. That's why the lender match matters.

What credit score and down payment do I need for an ITIN loan?

Most ITIN programs I work with look for a credit score of about 680 or higher and a larger down payment than FHA or conventional loans require.

Every lender is a little different. I'll tell you early what your file needs, so there are no surprises.

Is an ITIN mortgage different from an FHA loan?

Yes. FHA is a government-insured program, and it is not available to non-permanent residents. An ITIN mortgage is a Non-QM loan with the lender's own guidelines, usually with a higher credit score and a larger down payment.

What documents do I need for an ITIN mortgage?

You'll provide the same documents as for any other home loan, with your ITIN in place of a Social Security number: proof of income, recent tax returns filed with your ITIN, bank statements, a valid photo ID and your ITIN letter from the IRS.

Please don't send documents through this website. You'll upload them through the secure application.

I'm self-employed and have an ITIN. What are my options?

Self-employed ITIN buyers usually qualify through bank statement or P&L programs, not tax returns alone. See Self-Employed & Bank Statement Loans.

Can an ITIN buyer get down payment assistance?

Not right now. Down payment assistance programs, including Dream For All, don't accept ITIN borrowers. That can change, so ask me before you rule anything out.

Gift funds from family are allowed on the ITIN programs I use, and they can help with the down payment and closing costs.
